This 160,000 sq. ft. retrofit to 5151 Terminal Road helped Emera realize their vision of a downtown campus. Along with a complete interior renovation, the building saw its 40-year-old curtain wall cladding removed and replaced with a higher-performing glass and aluminum skin. A new mechanical system ties into the existing seawater cooling infrastructure used at NSPI’s Lower Water Street Headquarters across the street. The insulated pipes for this system cross the street in the ceiling of a new elevated pedway, also designed by FBM, that connects the two buildings. The walkway provides both the public and Emera/NSPI employees with a safer option for crossing Lower Water Street.

Emera’s facility includes a bright, two-storey lobby space, employee fitness centre, 7 storeys of modern office space, and meeting rooms. FBM is the Prime Consultant, Architect, and Interior Designer for the project.
